Honest answers to the questions buyers actually ask.
Is there a train station in El Puerto de Santa María?+
Yes. Adif lists Puerto Santa María, station code 51400, on the Cercanías C1 line between Cádiz and Jerez de la Frontera. Its arrivals board, read on 31 August 2026, showed twenty five arrivals, all C1, from Cádiz, Jerez de la Frontera and Aeropuerto de Jerez, so the line was running as rail with no bus substitution. Adif's notices page carried nothing affecting the corridor. Frequencies, journey times and first and last services are not published on anything we read, so we do not state them.
Which is the most expensive area of El Puerto de Santa María?+
Valdelagrana, on Idealista's July 2026 figures. It is about a quarter above the municipal average per square metre and close to twice El Juncal-Vallealto, the cheapest priced district. Valdelagrana also rose the most over the year, by about a fifth, while El Juncal-Vallealto was the only priced district to fall. Centro and Carretera Sanlúcar-Zona Cuatro Pinos sit below the municipal average. Two further districts, Crevillet-Pinar Alto and Vistahermosa-Fuentebravia, are listed but carry no price.
Which hospital serves El Puerto de Santa María?+
The assignment is not published. The SAS primary care map places the town in the Distrito de Atencion Primaria Bahia de Cádiz-La Janda and the Zona Basica de Salud Puerto de Santa María. The EASP records for three local primary-care centres, Casa del Mar, Doctor Federico Rubio and Puerto de Santa María Sur, carry the district and zone but leave the reference centre field empty. SIMA counts five health centres and two consultorios in 2025. We do not name a hospital on the basis of proximity.
What is the climate like in El Puerto de Santa María?+
We cannot give you figures. AEMET publishes climate normals only for its estaciones principales, and none sits in this municipality; the populated stations in Cádiz province are Cádiz, Jerez de la Frontera airport and
Tarifa. Borrowing a neighbour's normals would put a number on the page that is not El Puerto's, so we leave the climate table out. If you need data for a specific purpose, the Cádiz and Jerez airport station pages are the closest published sources.
How many foreign residents live in El Puerto de Santa María?+
The padron at 1 January 2025 counted 4,141 foreign nationals out of 89,983 residents, fewer than one in twenty. The largest nationality is the United States, at roughly one in eight of the foreign residents, which works out at around five hundred people. That fraction is of the foreign population, not of the whole town. SIMA publishes only the top nationality at municipal level, so we cannot say who comes second. No source we can cite explains why Americans lead here.
Are there international or British schools in El Puerto de Santa María?+
None has been identified from a named source, and the search was not carried to a conclusion, so we do not claim there is or is not one. What is published is SIMA's count of centres for the 2023 to 2024 year: 42 infant, 25 primary, 19 compulsory secondary, 10 bachillerato, 8 intermediate and 9 higher vocational, and 10 adult education centres. A centre offering several levels may be counted at each, so these do not add up to a number of schools.
Which airport serves El Puerto de Santa María?+
Jerez airport, which lies in the neighbouring municipality of Jerez de la Frontera and has a station on the Cercanías C1 line. Trains from Aeropuerto de Jerez appeared on El Puerto's arrivals board on 31 August 2026. Aena reports 32 routes in 2025 and about 885 thousand passengers, down from 950 thousand in 2024. Its undated destinations page lists London Gatwick, London Stansted, Manchester, Birmingham, Leeds Bradford, Madrid, Barcelona and several German cities. We do not state a journey time from El Puerto.
Is El Puerto de Santa María really a sherry town?+
Yes, legally. The pliego de condiciones of the DO Jerez-Xérès-Sherry, dated 8 August 2013, states that protected wines must be aged in bodegas within Jerez de la Frontera, El Puerto de Santa María or Sanlúcar de Barrameda. The same section adds that Moscatel-variety wines may also be aged in Chipiona and Chiclana de la Frontera, so the boundary is less clean than the three-town story implies. El Puerto is also in the wider production area. The ministry's DOP record publishes no vineyard area, bodega count or production volume, so we cannot size sherry's place in the local economy.
What are the costs of buying property in El Puerto de Santa María?+
When buying property in El Puerto de Santa María, budget for property transfer tax (ITP) of 7%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Andalucía rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in El Puerto de Santa María?+
Annual property ownership costs in El Puerto de Santa María include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of El Puerto de Santa María within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in El Puerto de Santa María?+
When selling property in El Puerto de Santa María, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Andalucía as anywhere in Spain. Plusvalia municipal is set by the town hall of El Puerto de Santa María and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in El Puerto de Santa María no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
